Compensation

How we talk about the split

A split quoted without a fee schedule is marketing. A 100% commission plan with $600 a month in fees and a per-transaction charge is not 100% of anything, and an 80/20 with nothing else attached can pay better at ten transactions a year.

Bedford does it this way:

  • One page listing the split, the cap if there is one, every recurring fee and every per-transaction fee
  • A different split depending on whether you take company-generated leads — you choose, and you can change it
  • The platform included: e-signature, CMA, marketing generation, showings, transactions, call centre
  • Your costs stated plainly: MREC renewal, association and MLS dues, E&O share, personal marketing
  • Commission paid on a stated schedule after closing, not "when it clears"

We will not publish a headline number here, because the honest answer depends on your production and whether you want leads — and a number on a web page is exactly the kind of half-truth this page is arguing against. Ask, and you get the whole page before you tell anyone you are looking.

    Every listing is geocoded and checked against FEMA’s National Flood Hazard Layer as it syncs — zone, FIRM panel, effective date, base flood elevation, SFHA status. You will know the flood picture before your client’s lender does. No other brokerage in this market puts that on the property page.

    E-signature built into the platform, with a full audit trail and a signing certificate — not a separate subscription you pay for and reconcile. Envelopes, field placement, SMS access codes and a verifiable certificate on completion.

  • The call centre

    A real IVR with skills-based routing, call recording, transcription and a unified SMS inbox. Sign calls and text-for-info requests land as leads attached to the property, not as a voicemail you find at nine that evening.

  • The CMA builder

    Comparable selection, line-by-line adjustments, and a client-ready report you can produce in an afternoon rather than a weekend. Shareable by link, with the adjustments visible so the seller can argue with them.

  • Marketing automation

    Listing flyers, social graphics, captions and open-house material generated from the listing record. Photography is booked centrally. You are not designing a flyer in Canva at eleven at night.

Lead flow

Where leads come from, and how they are routed

Company leads arrive from sign calls and text-for-info on Bedford listings, from this website and its vertical pages, from paid search on seller intent, from referrals, and from the insurance and property-management sides of the business.

Routing is code, not favouritism. A lead is matched to the specialties on your agent profile, then assigned to whoever in that pool has the lightest current workload and has waited longest. Your broker can show you the reason recorded against any lead.

  • Specialty match first: commercial, land, waterfront, property management, residential
  • Then least current open leads, then longest since last assignment
  • Every assignment logged with the reason, visible in the portal
  • Response time is measured — a lead nobody calls is reassigned

Training and support

What the first ninety days look like

Structured, specific, and run by people carrying their own transactions rather than by a training department.

  • Week one: platform, contracts, the MREC forms you will actually use, and your first CMA

What agents ask us

What is the split?

We quote it in the first conversation and we put it in writing before you resign anywhere. It varies with production and with whether you want company-generated leads, and it is not a number that means anything without the fee schedule beside it — a "100% split" with $600 of monthly fees and a transaction fee is not 100% of anything. Ask us for the whole picture; we will give it to you on one page.

What do I pay for on top?

The platform is included: e-signature, CMA builder, marketing generation, showing scheduling, transaction management, the call centre and property intelligence. You pay your own MREC licence renewal, your association and MLS dues, your E&O share and your own marketing beyond what the brokerage produces. We will hand you the full list before you join, not after.

Where do leads come from?

Sign calls and text-for-info from Bedford listings, the website and its vertical landing pages, paid search on seller intent, referrals, and the insurance and property-management sides of the business. Company leads are routed by specialty and workload, not by who shouts loudest — the routing logic is code, and your broker can show you exactly why a lead went where it went.

Do I have to take company leads?

No. Some agents build entirely from their own sphere and want the tools and the brokerage without the lead flow. That is a different split and a perfectly good arrangement.

What if I am not licensed yet?

Mississippi requires 60 hours of pre-licence education, a passing exam score and sponsorship by a licensed broker. We work with pre-licence candidates, will tell you honestly what the first year looks like financially, and will sponsor you once you pass. Start on the new-licence page.

Will you contact my current broker?

No. Never, under any circumstances, unless you ask us to. Every conversation is confidential and stays that way whether or not you join.

How big is Bedford?

Small enough that the broker answers the phone and large enough to have built everything on this page. If headcount is what you are optimising for, a franchise is the right answer and we will say so.
