Accessibility
We target WCAG 2.2 Level AA. Here is what has been built in, what we know still falls short, and how to reach a person if something on this site stops you.

1Our commitment and our target
Bedford Realty, LLC intends this site to be usable by everyone, including people who use screen readers, magnification, speech input, switch devices or keyboard-only navigation, and people with cognitive or vestibular conditions.
Our conformance target is Web Content Accessibility Guidelines (WCAG) 2.2, Level AA. We treat that as a floor, not a certificate — meeting a success criterion and being genuinely usable are not the same thing, and where they diverge we go with usable.
We also consider ourselves bound by the fair housing principle that underlies all of this: a housing search that some people cannot use is a housing search that excludes them.
2What has been built in
- Keyboard operation throughout. Every interactive element is reachable and operable by keyboard, with a visible focus indicator, and a “skip to content” link is the first thing focus reaches on every page.
- Real semantics. Headings are in order, form fields have real labels rather than placeholder text, errors are announced, and expandable sections use the native disclosure pattern rather than a JavaScript imitation of one.
- Reduced motion is respected. Scroll reveals, hero parallax and transitions are disabled entirely when your system asks for reduced motion; content appears in its final state with no movement.
- Colour is never the only signal. Flood risk bands, listing statuses and form validation all carry text or an icon alongside the colour.
- Charts have data behind them. The market charts are paired with a hidden data table carrying the same figures, so a screen reader gets the numbers rather than a description of a picture.
- Contrast. Body text and interface elements are designed against the AA contrast thresholds, including over photography, where a gradient scrim maintains the ratio.
- Text scales. Layouts are fluid and remain usable at 200% zoom and at 320px width without horizontal scrolling.
3Known limitations
These are the areas we know fall short or are outside our direct control. We would rather list them than let you discover them.
- Listing photographs and their descriptions. Photographs arrive from the MLS with captions written by the listing agent, and many have none. Where there is no caption we fall back to the property address, which identifies the image but does not describe it. If you need a property described, call us and we will describe it properly.
- The map view. The interactive map is a visual interface. Every property it shows is also available in the list and grid views, which are fully accessible, and the map is never the only route to a listing. We do not consider the map itself to meet our target.
- Third-party documents. PDFs originating from the MLS, other brokerages, lenders or state forms are frequently not tagged for accessibility. We will supply the contents of any document in an accessible format on request.
- Third-party destinations. Sites we link to — including national commercial marketplaces and our insurance partner’s quoting tools — are outside our control and we cannot guarantee their accessibility.
- Video. Where property video is supplied by a third party it may lack captions or audio description.
- Signature placement. The drag-and-drop field placement used by agents when preparing a document for signature is a pointer-based interface. The signing experience itself — the part a client uses — is keyboard operable.
4How we assess it
Accessibility is checked during development rather than audited afterwards: keyboard-only walkthroughs of every flow, screen reader testing, automated checks in the build, and testing at 200% zoom and 320px width.
We have not commissioned an independent third-party audit. When we do, we will publish what it found — including the parts that were wrong.
5If something blocks you
Tell us and we will fix it. More immediately, we will get you the information you were trying to reach — you should not have to wait for a code change to find out what a house costs.

Please tell us the page, what you were trying to do, and what happened — including the browser and assistive technology you were using if you know them. We acknowledge accessibility reports within two business days and will tell you what we are doing about it and roughly when.
If you need a property listing, a document, a disclosure or a contract in an alternative format — large print, plain text, or read aloud over the phone — ask. There is no charge and no process.
6The physical office
Our office at 230 Highpoint Drive, Ridgeland has ground-floor access and on-site parking. If you need anything arranged before you visit — a different meeting location, extra time, or a specific accommodation — call ahead and we will sort it out. We will also meet you at the property or anywhere else that works better.
