These terms govern your use of bedfordrealty.net and the services on it, operated by Bedford Realty, LLC, a real estate brokerage licensed by the Mississippi Real Estate Commission. By using the site you accept them. If you do not, please do not use the site — you are still welcome to call us on 601-707-6535.

Where you engage Bedford Realty to represent you, that relationship is governed by a separate written agreement — a listing agreement, a buyer representation agreement or a management agreement. Those documents control if anything here conflicts with them.

Property information on this site is drawn from the Mississippi MLS and other sources. It is provided for consumers’ personal, non-commercial use and only to identify properties a consumer may be interested in purchasing or leasing.

Information is believed reliable but is not guaranteed. Square footage, lot size, room counts, school assignments, taxes, HOA fees, zoning and availability all change and are all frequently mis-stated at source. Verify anything you intend to rely on. Nothing on this site is an offer to sell or a representation that a property is available.

Flood zone, school district and other property intelligence shown here is derived from public data — including FEMA’s National Flood Hazard Layer and US Census geography — at the time of the lookup, and the date of that lookup is shown. Flood maps are revised, a Letter of Map Amendment can change an individual property, and a determination for insurance or lending purposes must come from a licensed professional, not from a web page.

Nothing on this site is legal, tax, accounting, appraisal, engineering or insurance advice. Specifically:

• The 1031 exchange material on our commercial pages describes a general federal framework. Engage a CPA and a qualified intermediary.
• The cap rate and NOI calculator performs arithmetic on figures you type. It does not evaluate a property, and it excludes income tax, depreciation, loan fees and capital expenditure.
• A comparative market analysis is a broker’s opinion of value. It is not an appraisal, and a lender will require its own.
• Insurance is offered and placed by Continental Brokers Inc., an independent agency. Bedford Realty, LLC is not an insurance agency, does not sell insurance and receives no commission on policies placed. Coverage is subject to underwriting, policy terms and exclusions.
• We do not originate loans and receive nothing from any lender for a referral.

Our commercial pages link out to national marketplaces including LoopNet and Crexi, because a material share of Mississippi commercial inventory is marketed there and never enters the MLS. Those are independent services. We do not control their content, their accuracy or their pricing, we receive no fee for the click, and their terms and privacy policies apply once you arrive.

Every external link on this site opens in a new tab and is labelled with the destination host before you click it.

You agree not to:

• Use any robot, spider, scraper or automated process to harvest listings, agent details or any other content from this site, or to build a database or product from it.
• Frame any part of this site inside another site, or present it as your own.
• Attempt to gain unauthorised access to any account, server or system, or to interfere with the operation of the site.
• Submit false information, impersonate anybody, or use our forms, phone or SMS services to send unsolicited commercial messages.
• Use the site for any unlawful purpose or in breach of fair housing law.

Rate limits and bot detection are applied to public forms and endpoints. We may suspend access that we reasonably believe is abusive.

We will not answer questions that ask us to characterise the people who live in an area, and we will not steer anyone toward or away from a neighbourhood. We will point you at the objective sources — school performance data, census demographics, crime statistics — and you can draw your own conclusions from them.

The design, code, written content, photography and marks on this site are owned by Bedford Realty, LLC or used under licence. The Bedford Realty name and marks may not be used without written permission.

Listing data belongs to the originating brokerage and the relevant MLS and is used under the applicable IDX or data licence.

Where you sign a document electronically through our system, you agree that the electronic signature and the associated audit trail have the same legal effect as a handwritten signature, under the federal E-SIGN Act and Mississippi’s adoption of the Uniform Electronic Transactions Act. Nothing here limits any liability that cannot lawfully be limited, and nothing here limits the duties we owe you as your broker under Mississippi law once you engage us — those are set by statute and by our representation agreement, not by a website.

These terms are governed by the laws of the State of Mississippi, without regard to conflict-of-laws rules. The courts of Madison County, Mississippi have jurisdiction over any dispute arising from them.

We may update these terms; the effective date at the top will change when we do. Continuing to use the site after a change means you accept the updated terms.
