Clear height, column spacing and dock configuration
Clear height is measured to the lowest obstruction, not to the roof deck. Older Jackson-area warehouses commonly run 16 to 22 feet clear; modern distribution wants 32 or more. If you are racking, the difference is a third of your cube.
Count docks and check the approach. A building with four docks and a 90-foot apron cannot turn a 53-foot trailer, and no lease term fixes that. Confirm dock levelers, seals, pit depth and whether there is a drive-in ramp.
