Churches, funeral homes, day cares and former schools rarely have a usable comparable set. Appraisers fall back on cost approach less depreciation, which frequently produces a number well above what a buyer will pay and above what a lender will finance. Expect a gap and plan the capital stack for it.
Conventional lenders discount single-use collateral heavily. Owner-occupied buyers often do better with an SBA 504 or 7(a) structure; religious and non-profit buyers frequently use specialty lenders. Establish the financing route before you negotiate price — it determines what price is even possible.
Ask early whether the highest and best use is still the current use. A 1960s school building on five acres inside a residential neighbourhood may be worth more as a redevelopment site than as a school, and the zoning conversation is the first thing to have, not the last.

Realistically, by asking who the next buyer is. If it is another congregation, seating capacity, parking and condition drive the price. If it is a developer, the land and the demolition cost drive it. Bedford will run both and tell you which one the market is likely to pay.
