Special purpose

Special purpose property

A building designed for exactly one use is worth what the next user of that use will pay, or what it costs to convert it. Sometimes those are very different numbers.

Valuation without comparables

Churches, funeral homes, day cares and former schools rarely have a usable comparable set. Appraisers fall back on cost approach less depreciation, which frequently produces a number well above what a buyer will pay and above what a lender will finance. Expect a gap and plan the capital stack for it.

Financing is the constraint

Conventional lenders discount single-use collateral heavily. Owner-occupied buyers often do better with an SBA 504 or 7(a) structure; religious and non-profit buyers frequently use specialty lenders. Establish the financing route before you negotiate price — it determines what price is even possible.

Re-use, zoning and the honest question

Ask early whether the highest and best use is still the current use. A 1960s school building on five acres inside a residential neighbourhood may be worth more as a redevelopment site than as a school, and the zoning conversation is the first thing to have, not the last.

Diligence

Special purpose diligence

Bedford works this list on every special purpose transaction. Ask any broker for their version — if there is not one, that is your answer.

  • Realistic re-use analysis and the zoning path for each candidate use
  • Financing route confirmed before price negotiation
  • Deferred maintenance on systems that were sized for the original use
  • Asbestos and lead survey on anything built before 1980
  • ADA and life-safety upgrade cost for the intended use
  • For former institutional buildings: septic, well and parking capacity for the new use

Price the insurance before you price the deal

Mississippi commercial property insurance has repriced sharply, and on the coast wind and flood are placed separately from everything else. Continental Brokers will quote the real building, not the seller’s expiring policy.

Insurance products are offered and placed by Continental Brokers Inc., an independent insurance agency. Bedford Realty, LLC is not an insurance agency, does not sell insurance, and receives no commission on policies placed. Coverage is subject to underwriting approval, policy terms, conditions and exclusions.

FAQ

Special purpose: what people ask

How do you price a church building?

Realistically, by asking who the next buyer is. If it is another congregation, seating capacity, parking and condition drive the price. If it is a developer, the land and the demolition cost drive it. Bedford will run both and tell you which one the market is likely to pay.

Will a bank finance a single-use building?

Often at a lower loan-to-value than you expect — 50% to 65% is common. SBA programmes are materially better for an owner-occupier and are worth the extra paperwork.
