Management agreement by email through BedfordSign. Nothing starts until it is signed.
Day 3–7
Keys, lockbox or smart lock, utilities, insurance check, listing photographs, and channel calendars if it is a short-term rental.

4 · Tax form and the agreement

You can send the W-9 after we set up your owner login, or bring it to the office. We need it before the first payout, not before the agreement.

Fee disclosure

· Management fee: 10% of gross collected revenue, charged monthly on the statement.
· Leasing fee for a new long-term tenant: one half of one month’s rent.
· Turnover cleaning and maintenance: at cost, no markup, with the invoice attached.
· No setup fee, no fee on a vacant month, no charge to cancel with 30 days’ notice.
· Bedford earns nothing from the vendors it hires or from the insurance it refers.
