How it is worked out
Three closed sales and a set of adjustments
Valuation is not mysterious. An agent finds recent closed sales that are genuinely comparable — same submarket, similar size, similar age and condition — and then adjusts each one for the ways it differs from your house. A comparable with 200 more square feet is adjusted down; one with a carport where you have a garage is adjusted up.
What separates a good assessment from a bad one is the quality of the comparables and whether the adjustments are stated. If somebody gives you a number without showing you the three sales behind it, you have been given an opinion, not an assessment.
Flood zone belongs in this conversation too. A house in an AE zone competes against other AE-zone houses, because the buyer’s insurance and financing are different. Bedford checks it on every property automatically.

Before you send the address
Is this an instant online estimate?
No. An automated valuation model has never been inside your house, does not know the roof age, and cannot tell that the comparable down the street sold to an investor after a fire. A licensed Bedford agent pulls the closed sales, adjusts them and explains the adjustments. It takes about a day.
What does it cost?
Nothing, and there is no obligation to list. If you decide not to sell, or to sell in two years, that is a perfectly normal outcome of this conversation.
Will I be put on a drip campaign?
No. One agent reads your request and contacts you once. If you ask us to follow up in six months, we will — and if you ask us not to contact you again, we will not, and we will delete your details on request.
